First floor:

  • Magnificent classical drawing room with focal fireplace

  • Kitchen / breakfast room

  • Principal bedroom (rear-facing with outstanding views)

  • Second double bedroom (quietly positioned to the rear)

  • Shower room with wash hand basin and bidet

The flat retains a remarkable wealth of original period features, including:

  • Impressive 16-foot ceilings

  • Intricate and ornate cornicing

  • Wrought iron balconies

  • Beautiful classical symmetry and proportions throughout

The drawing room forms the centrepiece of the home - an exceptional space with elegant decorative detail and an abundance of natural light, flowing seamlessly into the kitchen/breakfast room, both enjoying attractive aspects over neighbouring gardens.

The property further benefits from:

  • Permit parking available directly outside (Zone 1A)

While the property would now benefit from a degree of modernisation, it represents a rare opportunity to create one of the finest drawing room flats in Edinburgh’s New Town.

Historical & Cultural Significance

6 Ainslie Place holds a significant place in Scottish art history, having been the home and studio of Francis Campbell Boileau Cadell between 1920 and 1932.

This period is widely regarded as the pinnacle of Cadell’s career, during which he produced some of his most celebrated interiors, still lifes and portraits. His work from this time is characterised by confident composition, crisp geometry and a distinctive use of light and colour, influenced by both European avant-garde movements and the refined Georgian setting in which he lived.

One of the four renowned Scottish Colourists, alongside Samuel John Peploe, George Leslie Hunter and J.D. Fergusson, Cadell played a central role in shaping early 20th-century Scottish painting. The interiors of 6 Ainslie Place were frequently used as subjects in his work, capturing a sense of calm elegance and architectural harmony.

Adding further character, Cadell is reputed to have painted the front door a bold blue - a small but vivid reflection of his individuality.

Today, the property offers not only exceptional architectural merit, but also a rare and tangible connection to a defining chapter in Scotland’s cultural history.
